BEAUMONT NOTICE OF PUBLIC HEARING

BYLAW NUMBER 972-20

Beaumont’s Council has given first reading to Bylaw 972-20 to amend Land Use Bylaw 944-19 to make general amendments in response to a the Land Use Bylaw monitoring program. The first results from April to October, 2019 of the monitoring program, and Bylaw 972-20 are available for viewing at https://www.beaumont.ab.ca/DocumentCenter/View/4385/Bylaw-972-20-General-Amendments.

The Land Use Bylaw is the regulatory document that implements the policy direction set forth in a municipality’s Municipal Development Plan, and it regulates and controls use and development of land and buildings. A Land Use Bylaw monitoring program has been implemented that, through periodic and scheduled assessments, will provide data and measurable to ensure that the Bylaw meets the intent of policy direction and desired outcomes.  In response, Administration proposes amendments to the Land Use Bylaw to achieve the goals outlined in the monitoring program, and to reduce red-tape or redundancy. Proposed revisions include the following:

  • Revision to the side, front and rear yard setbacks of the Conventional Neighbourhood District;
  • Increased emphasis on the size, design, character and appearance of buildings;
  • Revision of notification requirements;
  • Revision to landscaping requirements;
  • Reduction in the amount of non-glazed glass required on the front façade of a shopfront in the Integrated and Mature Neighbourhood Districts;
  • New regulation to increase the site coverage for internal multi-attached Accessory Buildings in the Integrated Neighbourhood District;
  • Increase in the size of fascia and wall signage; and
  • General amendments to provide clarity to accessory building setbacks, parking of vehicles, fencing and screening, etc.

A Public Hearing on Bylaw 972-20 will be held Tuesday, February 11, 2020 at 6:00 p.m., in the Council Chambers of the Beaumont Administration Office located at 5600 - 49 Street, Beaumont.

Procedure at the Public Hearing:

  1. Presentation of the purpose and effect of the Land Use Bylaw adoption.
  2. Council will hear:
  • any person or group of persons acting on his or their behalf who claim to be affected by the proposed Bylaw;
  • any other person who wishes to make a presentation and whom the Council agrees to hear.

All written submissions received by the Supervisor, Legislative Services on or before noon on February 11, 2020 will be recognized prior to any oral submissions.
