2018 Property Assessments and Tax Notice
Dear Homeowner:
Beaumont’s 2018 mill rate has been set. Council adopted the 2018 Mill Rate Bylaw which reflects an average municipal tax increase of 2.0 per cent. The average assessment value for residential properties in 2018 is $443,432. Using this average, and when all taxes* are taken into consideration (mill rate, library, seniors, and schools) the overall 2018 tax increase is 0.26% or $10.38 per year.
(*In addition to the Bibliothèque de Beaumont Library, we also collect taxes on behalf of the Alberta School Foundation Fund for the public school system, the St. Thomas Aquinas Roman Catholic Separate Regional School Division, and the Leduc & District Seniors Foundation. Rates are set by the individual authorities.)
This number is effective only for those not on the Tax Installment Plan (TIPS). For those who are on TIPS the monthly amount will change in June, taking the remaining amount of taxes and dividing it by the remaining 7 months of the year to ensure a zero balance as of December 31, 2018. Services for average household utility rates have also been adjusted to reflect provider increases.
The 2018 mill rate takes into consideration Beaumont’s operations; the demands from residents on certain levels of municipal services; the impact of major projects; the requirements of a growing community; and the need to remain competitive in the region. Council strives to seek a balance between the current and future needs of residents and our community.
In order to determine the assessment value of your home, assessors are required by law to gather actual sales data from July 2017 to set your assessed value. Beaumont’s total assessment is based on the market value of individual properties, so your taxes may be higher or lower than the average depending on your home’s value relative to the market.
Beaumont will host a public open house where you can meet the assessor and ask questions about the assessment process. The open house will be held Tuesday, June 12, from 3 to 6 p.m. at the Town Office.
